>Would very much like to hear from any of you with recent experience in
dealing
with local officials, airport commissions, state as well as FAA on the
subject of erecting new hangars.<<<<
I can assure you that the governmental problems vary widely from state to
state and county to county. Suggest you contact someone who has built a
hangar at your airport. Experiences at other airports, counties and States
may be of little value.
I built a new 50 x 48 hangar in 1997. Due to the fact that the UBC is not
enforced in my county, I could do what ever I wanted subject only to the
general approval of the airport commission and city council.
This lack of govermental regulation and inspection saved a lot of expense.
I built a monolithic concrete floor/footing, wood frame metal sided and
roofed, heated, and insulated building for about half the in town contract
price. I was the general contractor on my hangar project, did the design
and structural work, and subbed out all the labor except the electrical
which I did myself. If they will even let you build as an owner builder
(many counties consider a hangar a commercial structure), be sure to bid
out at least 85% of the work and have all the required permits and
approvals prior to ground break.
I doubt if the FAA will be a problem unless you are within protected
airport airspace but be prepared to deal with at least you airport
commission, the city council, the building/zoning department, the state and
local building inspectors and your insurance company. In my case and in my
county a sugar and honey approach made the experience enjoyable.
