I have had that problem as well. The motor would not retract randomly.
It is so frustrating when you have to take the entire back interior
apart to access the motor and get it to work.
The last time this happened I installed a jumper wire across the
terminals of the "down" reed switch. I have never had the problem
again. I just have to pay attention and make sure I don't over extend
the flaps. I do this by setting the down LED on the trim indicator to be
the lowest limit I want to attain plus I watch the extension to reach a
visual reference point that I have on the wing.
Problem has not returned and I am not tearing my airplane apart on some
ramp in the rain or sweltering summer afternoon. I think that sometimes
we make the systems more complicated than is really necessary.
